How Soil Surveys Are Performed

- Hand Augured Borings – We dig borings in key locations where you plan to install a septic system. Each boring is advanced to a depth of six feet where surface condition permit.
- Soil Classification – As the borings are dug, soil types are identified (texture, structure, permeability). Each soil type has an estimated absorption rate which we use in our calculations to size the septic field.
- Site Feature Mapping – We map out site-specific features (slope, wells, springs, creeks), noting any setbacks required by local health or environmental regulations. These features affect where septic systems can be located.
- Analysis & Report – We produce a report that includes data from each boring, classification codes, a map showing the borings and site features, and a summary letter with recommendations. For many residential lots, a Level 3 Soil Analysis can be completed in as little as a week.
What is a Conceptual Site Plan?
A Conceptual Site Plan takes the soil survey results and overlays a preliminary layout of development:
- Where septic systems or drain fields can go safely
- Where buildings, driveways, or other structures should be placed considering slope, soil limitations, and setback requirements
- How to accommodate unusual site features or constraints (steep terrain, shallow bedrock, flood zones)
Conceptual Site Plans help you avoid costly redesigns later. They are especially useful for properties with limited space, difficult soils, or terrain conditions.
