What Happens During A PCA?
During the assessment we will identify any material physical deficiencies or deferred maintenance to the following: site improvements, structural framing and building envelope, exterior facades, roofs, parking areas, interior elements, mechanical/plumbing/electrical systems, elevators, escalators, life safety systems, fire protection, Americans with Disabilities Act (ADA) compliance, code compliance, etc.
The findings of the PCA will be summarized in a comprehensive Property Condition Report (PCR), which identifies system-by-system, all issues and recommendations. Estimated Useful Life (EUL) and Remaining Useful Life (RUL) for all site systems and components will be included in the PCR. This narrative will also include supporting photographs and documentation, cost tables with data, repair costs and estimates that were used to form our recommendations.
